Preparing you and your “biggest investment” for the market.....YOUR HOME! - by Denise Dryland

 Some of you will be aware that I specialise in “Presenting Homes for Sale.” and also....”Enhancing Homes for Living.”
So I’m pretty well versed on how critical it is to clear and prepare your home, for achieving a successful result. Especially when marketing your home for sale.
Some of you will say.... “Well my home is not going on the market in the foreseeable future, I don’t have to worry.” However, life has a way of throwing us a few curve balls from time to time, when we least expect it! So why not get to work on having a clear out and cleaning up. Be prepared!
Now as we are all aware, the real estate market has slowed considerably in recent months. There are more homes on the market and more individuals who are being forced to sell. Some are standing by for months at a time, when homes use to sell like hot cakes in just weeks.
Don’t make potentially one of your biggest mistakes and wait until your house is on the market and then start thinking of lowering your price. (I’m personally aware of a couple in this exact situation. The stresses they are experiencing, are frightening......to make matters worse, they purchased another house unconditionally, before selling first.) That’s a real no no.
So ......what’s the answer?
Step back....think like a buyer...be critical.......what do they see?
First impressions do count!!!
You may need to invest some time and money to do small repairs! Don’t try to do the impossible. Spend a little money on the right projects, the ones that will make your house look as good as it can. De-cluttering your “STUFF”, clean and organise, pack up and store your junk and collectables. Do a little updating and careful editing. Serene decorating will make your home sell faster in any market good or bad.... (If the price is right)
Why is this necessary? Largely due to most people cannot see what isn’t there. They have NO IMAGINATION. They come in the house and see what’s there. They cannot even image their own “STUFF” in your house, much less the true potential in your property. They smell your pets, see your tired, past it furniture, walk briskly through the worn family room and dirty bathroom, stumble over your junk.......and move on to another property. You’ve lost them. That’s the worst case scenario.
What do you want them to see? Potential buyers want to impress people, so you have to make them feel your home will make them look good. Don’t fight an uphill battle. Give them what they want. Something that looks new and uncluttered. Think 5 star hotel suite. An elegant uncluttered background doesn’t require anything of a buyer other than getting comfy. They don’t have the imagination or to work hard. Most people are working hard enough already. Help them relax and get that sale.
I believe that when one decides to go on the market for whatever raft of reasons, it can be one of life’s most challenging ventures.
We all pick up the property papers.....see what’s on offer.....call a few real estate companies to come inspect and appraise our homes. Nine times out of ten, we list with the company who says fabulous things about our property. Strokes our ego and feeds our greed by suggesting a higher price. To be honest ....why would you list with a company who makes negative / constructive evaluations regarding your home? However...be warned....this could be one of your most single biggest mistakes!!!! A good agent’s expertise is in marketing the home and skilfully negotiating the sale. Don’t expect miracles from them.
Take responsibility “Vendors must also realise that their home is now a product. It is fighting for the customer’s attention, alongside other properties that are also on the market at a similar price and with similar qualities. How you present your home will be reflected in the photography, marketing materials and websites. These selling tools are working for you long before buyers decide to make a personal inspection. Your home must simply be able to stand out in a crowded market place.” John Hill. Bayleys
It’s all about maximising your “true value” of your home. Sometimes it’s the “smallest” and inexpensive changes that can create the “biggest” impact and draw in the widest range of buyers. Adding “value” doesn’t need to cost the earth.
